Original doors, wood rot and rusted track

On a house from the 1950s the original door is often wood on a light steel frame. Water gets into the bottom rail first, then the stiles, and the door gets heavier as it soaks. Heavier door, harder life for the spring and the opener. At the same time the track and the fasteners holding it to the jamb corrode, so the door starts to bind on the way up.

Some of these doors are worth restoring: new bottom seal, new rollers, straightened track, fresh hardware. Others have rotted past the point where hardware will hold. We look at the bottom two feet of the door and the condition of the stiles, and we tell you which one you have.

Openers old enough to have no safety sensors

Since 1993, garage door openers sold in the United States have had to include an entrapment protection system, which in practice means the two photo eyes near the floor that stop the door when something crosses the beam. If your opener has no eyes at the bottom of the track, it is more than thirty years old and it will keep closing on whatever is under it.

That is the one upgrade we push on older North Miami homes, especially where kids or pets use the garage. A new opener also brings rolling-code remotes, which is a real security improvement over a 1980s fixed-code unit that a scanner can copy.

What a tune-up covers

Not every visit is a repair. A tune-up on an older door means: check and adjust spring balance, replace worn rollers, tighten hinge and track hardware, lubricate bearings and springs, realign and test the safety sensors, test the auto-reverse on the opener, and check the bottom seal. It is the cheapest way to keep a thirty-year-old door in service, and it usually gets caught up in one visit.

Is it worth repairing a 1950s wood garage door?

Sometimes. If the bottom rail and the stiles are solid, new rollers, hardware and a bottom seal can bring it back for years. If the wood is soft where the hinges bolt on, hardware will not hold and a replacement door is the better spend.

How do I test whether my opener will stop for an obstruction?

Put a roll of paper towels flat on the floor in the door's path and close the door with the button. It should touch, reverse, and go back up. If it does not, stop using the opener and have it serviced or replaced.

Do you replace tracks, or just the door?

We replace track on its own when the door is fine. On heavily corroded setups near the water, replacing track, rollers and hardware together is normal and still much cheaper than a new door.
